One Estates holds many schemes for you to choose from:
INTRODUCTION SCHEME: this is our most basic service where we will accompany the potential client (tenant) on appointments to view your property, obtain the first months rent with a full months damage deposit, ensure full references are obtained from previous agreements and finally arrange and witness the signing of the Assured Shorthold Tenancy Agreement.
RENT COLLECTION SCHEME: this is our more simple service where we carry out our basic INTRODUCTION SCHEME, and then we ensure they sign an inventory with conditions to maintain the upkeep of your property, arrange for the tenants to sign a standing order mandate, receiving the rent for your property, and then forwarding the rent to you, and issuing a rent statement accompanied with any invoices deducted from your rent.
MANAGEMENT SCHEME: this is our more developed service we carry out our RENT COLLECTION SCHEME, and we either forward the deposit to yourself to hold or we hold the damage deposit in a separate, accounted account, register the deposit in the Deposit Protection Scheme, arrange quarterly visits to the property, arrange running repairs and supervise the return of the deposit to the tenant or landlord following checkout.
The RENT GUARENTEE SCHEME: this is our new service where we can pay the landlord a GUARANTEED rental amount every month, carry out experience credit checks and take the liability of any legal expenses, if incurred, to evict any tenants that are withholding paying their rent (not to say that it will come to an eviction order).
50/50 SCHEME: this service is simple, we split the management fee into two as one payment for introduction to tenant, and the other split over twelve monthly payments deducted from the rent.
